The St. Johns runs through every county I cover, from Green Cove Springs and Fleming Island up through Orange Park, Mandarin and Fruit Cove to San Marco and Riverside.
Riverfront is the best view in Northeast Florida and the easiest place to overpay. The dock, the bulkhead, the flood zone and the water depth decide what a river home is worth. I check them before you fall for the view.

On the river, frontage, dock depth, bulkhead condition and flood zone move the price more than the neighborhood does. Two homes a few lots apart can be hundreds of thousands of dollars apart.
So I price every waterfront property from its own recent MLS comps on that stretch of river. Call or text me and I'll pull them for the stretch you're looking at.
| Stretch | County | What's typical |
|---|---|---|
| Green Cove Springs and the Shands Bridge | Clay | Older riverfront near downtown, wide open water |
| Fleming Island and Doctors Lake | Clay | Established neighborhoods, calmer lake water on Doctors Lake |
| Orange Park | Clay | Historic River Road homes and established waterfront streets |
| Fruit Cove and Switzerland | St. Johns | East bank, bigger lots along SR 13 |
| Mandarin | Duval | Established riverfront, city services |
| San Marco and Riverside | Duval | Historic homes close to downtown |
Each county has its own permits, taxes and schools. I confirm which rules apply to the parcel.

Private docks on the St. Johns sit over state-owned submerged land, so the state has a say. Here's the short version from Florida DEP's Northeast District guide:
If the dock you're buying doesn't match its permits, that's your problem after closing. I check before.
River homes fall in three school districts. I confirm the zoned schools for every home before you make an offer:
It depends on frontage, dock and flood zone more than the neighborhood. I price from comps on your stretch of river.
Usually, within state, federal and county rules. Many single-family docks qualify for a state exemption up to 1,000 square feet over the water.
It can be. Elevation and flood zone drive it. I get a quote before you're under contract, not after.
Neither. It depends on the commute, county and what you want the water for.
